In this internship I got the exciting opportunity to see all sides of a real estate career.
Flipping Homes During the time I interned for this company, three homes went through the process of being flipped. In addition to going on site and taking photos of these homes, I learned a lot about what it takes to flip a home in a cost effective way. All of these homes were found by searching for trashed homes, either on their way to foreclosure or homes with code enforcement violations. Once they were purchased, my mentor and I would find ways to transform the interior/ exterior, while keeping in mind the projected value.
The photos to the right were apart of my final project. Although my mentor had flipped dozens of homes it had not crossed his mind to create before and after photos. My goal in creating these was so that my mentor could have physical evidence of the work he can create. My mentor would then be able to go to different cities with this evidence, increasing his chances of obtaining more properties. |

Selling property

Since Truax Properties was a small corporation, I had the opportunity to take the lead on the sale of a house. Located in Temecula, this house had been left to sit for numerous months, causing the exterior to look run down and unwelcoming. Although this house was in a good neighborhood, we assumed it needed some work before it could be put on the market. The first step was putting a "coming soon" sign up to get people interested. Within a week we had phone calls from the locals asking questions about the property, which generated some buzz around the property.
The next week we did a walk through with a few families and then got two offers. This was exciting for both my mentor and I because this meant we not only didn't have to make upgrades to the home, but we also did not have to put it on the market. |
Skills Learned
Photoshop
Although I was taking the lead on the house in Temecula, there were many other homes my mentor was in the process of selling. In order to generate more interest in the properties I was asked to take photos and enhance them on Photoshop of each home.
Cost effective marketing choices
In order to make a profit, I had to learn about making wise purchasing decisions. This could be anything from the type of carpet, the type lights being installed, or the kind of plants around the home. Finding the balance between good looking, long lasting, and well priced materials was definitely a challenge, but I feel very equip in making those decisions now.
Conducting myself in a professional manner
During my internship we met with many potential clients, along with various cities and large companies. I had to present myself in a manner that reflected my mentors business positively, along with being personable and friendly.
